Six asset classes, each with its own math. Here is how I look at them in this valley.

  • Land

    Raw acreage and infill lots across the Antelope Valley, Rosamond and California City. Zoning, utilities and legal access are where these deals are won or lost.

How I work with investors

Numbers first, emotion never

  1. Set the buy box

    Asset class, price range, financing, and the return you need. A clear buy box is what makes fast decisions possible when something good shows up.

  2. See the deal flow

    MLS inventory, off-market and supplemental listings, and the ones I hear about before they list. You see what fits, not everything.

  3. Underwrite it

    Comps, rents, expenses, and what the exit looks like. On land: zoning, utilities, legal access and the real cost to make it buildable.

  4. Close and repeat

    Offer, due diligence and escrow — then straight into the next one. Most of my investor clients buy more than once.
