The Antelope Valley is not one market — it is a dozen of them. A tract home in west Palmdale, acreage in Acton, and a lot in California City are three completely different decisions. Start with the area, then look at the homes.

  • Los Angeles County · Antelope Valley

    Palmdale

    The valley’s southern gateway

Palmdale sits at the south end of the Antelope Valley along the SR-14 corridor, the first stop as you come over the pass from the San Fernando Valley. It is the market I work most, and the one where new construction, established tract neighborhoods, and larger east-side lots all sit within a few minutes of each other.

  • Los Angeles County · Antelope Valley

    Lancaster

    Downtown energy and wide-open blocks

Lancaster anchors the north half of the Antelope Valley. The BLVD downtown gave the city a real center — restaurants, the weekly farmers market and events — while the neighborhoods around it range from historic streets to newer subdivisions on the west end.

  • Los Angeles County · unincorporated

    Quartz Hill

Established streets on the west end

Quartz Hill is the unincorporated pocket between west Lancaster and west Palmdale, known for mature neighborhoods, almond trees and its spring blossom season. Lots tend to be a little wider than in the tracts on either side.

  • Los Angeles County · foothills

    Acton

    Horse property in the foothills

Acton sits in the hills between Santa Clarita and Palmdale, and it is a genuinely different market from the valley floor. Think acreage, horse property, custom homes and a lot more privacy per dollar.

  • Los Angeles County · east valley

    Lake Los Angeles

Space, sky and value out east

Lake Los Angeles is an unincorporated community on the east side of the Antelope Valley, where lots get bigger and the pace slows down. It is one of the more affordable ways into a detached home with real land around it.

  • Los Angeles County · southeast valley

    Littlerock

    Orchard country on the 138

Littlerock runs along Pearblossom Highway on the southeast edge of the valley, with agricultural roots that still show in the orchards and older ranch parcels along the highway.

  • Kern County · north valley

    Rosamond

    Just over the county line

Rosamond sits in Kern County immediately north of the Los Angeles County line on SR-14. Newer tract homes, open land and proximity to Edwards Air Force Base define the market.

  • Kern County · Mojave

    California City

    Land, lots and long-range plays

California City covers an enormous footprint in the Mojave — one of the largest cities in the state by land area — with a compact developed core surrounded by a grid of vacant parcels.
